How to Paint a Laundry Room (Damp, Small and Full of Appliances)

A laundry room is a small painting job with a big setup. The wall area is tiny, the access is terrible, and the two things sitting in the middle of it weigh more than everything else in the house. That combination means the time you spend has almost nothing to do with square footage and almost everything to do with logistics.

What makes a laundry room different

It is the second most humid room in the house

A washer fills the room with damp air every time it drains and opens. A vented dryer, if it is not ducted properly, pushes warm wet air straight into the space. A condenser dryer sheds heat and moisture too. Add a room that is often internal with no window, and you have air that stays wet for hours after a cycle.

That matters twice over. It matters for the paint you choose, because a film that sits damp repeatedly will fail sooner. And it matters for the painting itself, because paint dries by losing solvent to the air and air that is already saturated takes it slowly. Painting a sealed damp utility room means longer waits between coats than the label suggests. Mould is common and needs treating, not covering

Check the top corners, the ceiling above the dryer, the wall behind the machines and any spot where a cold external wall meets the room. Black or grey speckling is surface mould. It must be killed and removed before you paint, using the method in how to remove mold before painting. Painting over it hides it for a few weeks and then it comes through the new film.

Be clear about what paint can and cannot do here. Mildew resistant products contain additives that make the film a less welcoming surface for growth. They do not stop mould, they do not fix the reason the room is wet, and they are not a substitute for ventilation. If the room is growing mould, the cause is moist air with nowhere to go, and paint is not the fix for that. Improve the airflow, check the dryer duct actually vents outside, and treat the paint as the finishing touch rather than the solution.

It is small enough that setup dominates

You will spend more time moving appliances, masking and covering than you will spend with a roller in your hand. That is the defining economic fact of this room and it leads to one practical conclusion: bundle it. If you are painting the hallway, kitchen or bathroom next to it, do the utility room in the same session with the same open tin, the same brushes and the same covered floor. Painting it as a standalone project means paying the full setup cost for an hour of rolling. The same logic applies to how the job gets priced, which cost to paint a laundry room goes into.

Moving the washer and dryer

This is the part that hurts people, so take it seriously.

Decide first whether you need to move them at all

If the machines are freestanding and there is visible wall behind them, moving them out gives you a proper finish and lets you clean a space that has been collecting lint and damp for years. If they are built under a worktop and boxed in, you are painting up to the surround and that is fine.

Turn the water off before anything moves

Find the shut off valves for the washer feed, usually just behind or beside the machine, and close them. Then disconnect nothing unless you have to. If you can slide the machine forward with the hoses still attached and slack, do that. Hoses have limited length and pulling a machine to the end of its hose is how a fitting gets yanked off. If you must disconnect, close the valves, have a towel and a shallow container ready, and expect water in the hose.

Unplug the machines. Do not paint around a live socket that is about to have a wet hose near it.

Do not walk it across the floor alone

A washing machine is heavy and the weight is not centred, especially if there is water left in the drum. Walking one out on its corners across a vinyl, tile or laminate floor gouges the floor and puts the whole load through your lower back at an awkward angle. Get a second person. Slide a thick piece of hardboard, a folded blanket or an appliance slider under the feet so it glides rather than steps. If you are on your own and there is nobody to help, the right decision is to leave the machines in place and paint around them. A neat cut line beside a washer is a far better outcome than a hurt back or a cracked floor tile.

Watch the floor and the feet

Appliance feet are small hard pads carrying a lot of weight, which is why they dent vinyl and crack tile. They are also usually adjustable, and a machine that has been levelled to a particular floor will need levelling again once you push it back. Note roughly how the feet were set before you move anything, and check the machine sits without rocking when it goes back in. A washer that rocks on spin will walk itself across the room and knock your fresh paint off the wall behind it, which is a miserable way to undo a day's work.

You only need a small gap

Enough room to get behind with a mini roller on an extension is enough. That is usually a hand span or two, not the full depth of the machine. Clean back there first. The wall behind a dryer collects lint and the wall behind a washer often has water marks and sometimes mould.

Prep in a wet room

Clean properly

Utility room walls carry detergent residue, fabric softener overspray, lint and a general film that paint does not like. Wash them with a suitable cleaner and rinse with clean water so no residue is left, following how to clean walls before painting. Let the walls dry completely. In a humid room that takes longer than you expect, so open everything up and give it time.

Deal with water damage honestly

If there is a stain, find out whether it is old and dry or current and wet. Press your hand on it. A cold damp patch means water is still getting in and painting will not stop it. A dry stain from a historic leak can be sealed with a stain blocking primer and painted over. Paint is never a repair for an active leak.

The plumbing and the valves

Do not paint shut off valves, do not paint over hose fittings, and do not paint the label on the stopcock. Valves that get painted seize, and the moment you need one is an emergency when you cannot wait to chip paint off a handle. Mask them, or wipe them clean immediately if you catch them.

Pipework running across the wall can be painted if it is sound and clean, but it needs the right preparation for the material. Bare copper and galvanised pipe need an appropriate primer; painting straight onto shiny metal gives you paint that flakes off in strips.

Shelving and built-ins

Empty the shelves. All of them. Detergent bottles leak and sticky residue on a shelf edge stops paint bonding. If the shelves are removable, take them out and paint them separately, ideally somewhere with more space and better light. If they are fixed, paint the wall behind them with a mini roller first, then the shelves themselves. Any built in cupboard fronts should be treated as trim rather than wall, with a harder wearing finish.

Choosing the paint

You want two properties: it tolerates moisture and it can be scrubbed. Utility rooms get splashed with detergent, marked by baskets dragged along a wall and scuffed by machines being pushed back into place. A flat finish will not survive that, and it will burnish as soon as you wipe it.

Mid to higher sheen is the right range here, and unlike a living room, nobody is judging the utility room for a perfectly matte look. The trade offs are set out in the paint sheen guide. Whatever you pick, the label is the authority on moisture tolerance, recoat times and how soon you can wash the finish.

Ventilation while you work

A small enclosed room concentrates fumes faster than any other space you will paint. Even low odour water based products build up when there is no air exchange and you are kneeling in a cupboard sized space with your face close to the wall.

Open the door and any window. If there is no window, set a fan in the doorway blowing out of the room rather than into it, so you are pulling air through rather than stirring it around. Note the tension: you want airflow for your own sake, and airflow also speeds drying, so this is the rare case where the safe thing and the fast thing are the same thing.

Protecting the floor

Utility floors are usually vinyl, tile or sealed concrete, all of which are easy to protect and all of which are easy to damage when you drag an appliance. Cover the whole floor, tape the covering down at the edges so it cannot slide under your feet in a tight space, and put a hard board down where the machines will be walked across. A workable order of work

  1. Empty the shelves and remove everything loose from the room.
  2. Turn off the water at the valves and unplug both machines.
  3. Slide the appliances forward with help, onto a board.
  4. Cover the floor and mask the valves, sockets and any duct.
  5. Clean the walls and ceiling, rinse, and let them dry fully.
  6. Treat any mould, then fill, sand and spot prime.
  7. Ceiling first, then walls, cutting in and rolling as normal.
  8. Second coats, allowing longer than the label minimum because the room is humid.
  9. Shelves, trim and any cupboard fronts.
  10. Let it harden before pushing the machines back, then reconnect and turn the water on with a towel handy while you check for drips.

One more small thing worth building into that order. Photograph the back of each machine and the wall behind it before you disconnect anything, so you know which hose went to which valve and where the duct was clipped. Utility rooms are the easiest place in the house to reassemble slightly wrong, and a cold feed on a hot inlet is not obvious until the washing comes out odd.

Do not run a wash the same day if you can avoid it. Filling the room with steam while the paint is still soft is the one thing most likely to spoil a good job.

Frequently asked questions

Will mildew resistant paint stop mould coming back?

No. It makes the paint film less hospitable to growth, which helps, but it does not remove the cause. If warm wet air has nowhere to escape, mould will return regardless of the product. Fix the ventilation, check the dryer vents outside, and treat the paint as one part of the answer rather than the whole of it.

Do I have to move the washing machine?

Only if you want a finished wall behind it and you can do it safely. If you cannot get help, or the machine is boxed in, or the floor is fragile, cut a clean line and stop. Nobody sees behind a washing machine, and the risk of injury or a damaged floor outweighs the finish you gain.

Can I paint the pipes and the shut off valves?

Paint sound pipework if you prime it correctly for the metal. Never paint the valves themselves. A painted valve can seize, and you will discover that at the worst possible moment. Mask them and leave them bare.

How long should I wait between coats in a damp room?

Longer than the label minimum. Recoat times on a tin assume normal humidity and reasonable airflow, and a closed utility room after a wash cycle is neither. Improve the ventilation first, then give it extra time and check that the surface is properly dry rather than just touch dry.

Is it worth painting the ceiling too?

Usually yes, because the ceiling is where warm damp air collects and it is the most likely surface to show discolouration or mould. It is also a small area, so it adds little time once you already have the room emptied and covered.

Should I paint the laundry room on its own?

It is more efficient not to. The setup and drying time dominate a room this size, so bundling it with an adjacent space means one lot of covering, one lot of cleaning up and better use of an open tin. If you are painting the hallway or kitchen anyway, add the utility room to that session.
