Exterior work has a variable interior work does not: the weather can make a technically perfect job fail. You can prep correctly, use the right product, apply it at the right spread rate, and still watch it peel, because the substrate was wetter than it looked or the temperature dropped through the dew point four hours after you left.
So an exterior checklist has a section no interior checklist needs, and it sits at the very top. Everything else is downstream of it.

The conditions gate
Check the forecast for the coating window, not for the working day. A coating that needs overnight protection from rain does not care that the afternoon was dry. This is the single most common exterior mistake and it is entirely avoidable.
Surface temperature is the number that matters, not air temperature. A north wall in shade and a south wall in sun are two different jobs on the same house, and both can be outside the product range while the air sits comfortably in the middle. Dew point is the one people skip because it sounds like meteorology rather than painting. It is not. If the surface falls to dew point while the coating is still curing, moisture condenses into the film and you get blushing, poor adhesion or a surfactant streak down the wall. The condition survey
Walk the whole elevation before the first ladder goes up, and walk it with a scraper in your hand. Chalky, failing or delaminating coating is the difference between a repaint and a restoration, and the moment to discover it is not after the customer has accepted a price.
Where that walk turns up materially more failure than the estimate assumed, that is a change order conversation and it should happen that morning, in writing, before any work goes in. Having the document already drafted is what makes that conversation fast rather than awkward, which is the entire argument for a change order template.
Check for moisture sources rather than moisture symptoms. Peeling under a window is usually a failed seal, not a failed coating, and painting over it means painting it again next year at your own expense.
Prep order for exteriors
Wash, dry, scrape, sand, treat, fill, caulk, prime. The drying step between washing and scraping is the one that gets compressed, and compressing it is why coatings fail on houses that were properly washed.
Biological growth needs treating rather than washing, because pressure alone leaves spores in the substrate that come straight back through the new film. See how to remove mould before painting. Caulk after scraping and sanding, and use an exterior grade product with genuine movement capability. Interior decorator caulk on an exterior joint splits within a season.
Coating sequence
Work top down so that overspray, drips and dust fall onto surfaces you have not finished yet. Body before trim, trim before doors, doors and any spray work last where they can be protected.
Watch the sun around the building rather than working a fixed route. Painting a wall in direct sun forces the film to flash off before it can flow out, which is where lap marks come from on an otherwise well executed job. What changes substrate by substrate
The sequence above holds for every exterior, but the prep inside it changes materially depending on what you are coating, and a crew working from one generic list will treat all four the same.
Timber is the demanding one. It moves, it holds moisture, and it telegraphs everything left underneath. Knots and resinous areas need a blocking primer or they bleed through regardless of how many finish coats go on. End grain drinks coating and is where rot starts, so it gets its own attention rather than being caught in passing.
Masonry and render care about moisture and alkalinity rather than adhesion. New or repaired render needs curing time before coating, and coating it early traps moisture behind a film that then blisters. Efflorescence is a signal that water is moving through the wall, and brushing it off without addressing the source simply relocates the problem.
Ferrous metal is a rust question. Coating over active corrosion fails at the corrosion, not at the coating, so railings, gates and steelwork need to be taken back to sound metal and primed with the right product for the exposure. Galvanised and non ferrous surfaces are the opposite problem, needing a key and an adhesion primer rather than aggressive removal.
Vinyl and aluminium siding both have a temperature constraint that is easy to miss. Vinyl expands and contracts enough that a dark colour on a light substrate can distort the panel, and most manufacturers publish a limit on how dark you may go. Check it before the colour is agreed with the customer, not after the first elevation is done.
Two coats, and being able to prove it
Exterior disputes about coverage are common and almost always unwinnable after the fact, because a well applied single coat and a well applied second coat look identical once dry. The fix is to make the coats distinguishable while the work is happening.
The simplest method is to have the first coat tinted slightly differently from the second, which many suppliers will do without fuss. It is instantly visible on site, it makes holidays obvious to the person applying it, and it means an inspector can see the difference rather than take your word for it.
Failing that, check spread rate against the product data as you go rather than judging by eye. If the coverage on the tin says one thing and your consumption on the elevation says another, one of those numbers is wrong and it is worth knowing which before you have coated the whole house. Access equipment
Exterior work is where the fall risk lives, and the checklist below treats access setup as a daily item rather than a first day item, because ground conditions change with weather and equipment gets moved by other people. The practical exterior rule is that if you are reaching sideways rather than moving the ladder, the ladder is in the wrong place. Reaching is how people fall, and it is nearly always a decision made to save ninety seconds. Ground conditions deserve the same suspicion: soft ground after rain, a sloping bed, a temporary board over a drain, and a gravel drive all move under load in ways a dry paved surface does not.
The exterior painting checklist
- Forecast checked for the full coating and cure window, not only for the working hours
- Surface temperature checked on each elevation, in shade and in sun, against the product range
- Dew point checked and a stop time set that leaves the film out of its vulnerable stage by evening
- Wind assessed for spray work, and masking increased or spraying deferred accordingly
- Full elevation walk done with a scraper, and failure extent compared against the estimate
- Moisture sources identified and reported, rather than coated over
- Change order raised and signed before any additional scope goes in
- Plants, paths, drives, furniture, vehicles and neighbouring property protected
- Windows, fittings, lights and meters masked, and doors sealed against dust
- Ladder and access equipment set on firm level ground, tied or footed, checked each morning
- House washed, then given genuine drying time before anything is scraped
- Loose and failing coating scraped back to a sound edge, then feathered rather than left as a ridge
- Biological growth treated rather than only washed off
- Bare timber, filler and knots primed with the correct primer for the substrate
- Exterior grade caulk applied after scraping and sanding, and tooled into the joint
- Spread rate checked against the product data rather than judged by eye
- Sprayed coats back rolled or back brushed on porous substrates

The inspection that prevents the callback
Inspect from two distances. From the ground you see coverage, colour uniformity and missed areas. From the ladder you see holidays, runs, unfilled joints and the underside of every horizontal detail, which is where exterior work is genuinely judged and where nobody looks until the customer does.
Photograph each elevation on completion. It costs a minute and it settles almost every dispute about pre existing condition that arrives three months later. The photo record habit is worth building deliberately rather than occasionally, and it is one of the few things that reliably shortens an argument.
Frequently asked questions
What is the single most skipped step on an exterior?
Drying time after washing. It has no visible marker, it costs a day, and skipping it produces a failure that appears long after payment, which is exactly the shape of a mistake that keeps getting repeated.
Should the crew or the office check conditions?
The crew, on site, that morning. The office checks the forecast for scheduling. Surface temperature and dew point can only be assessed at the wall, and a decision made in an office at seven the night before is a guess.
How much prep is enough?
Enough that every edge you leave is sound and feathered. If a scraper still lifts material, the surface is not ready, regardless of what the estimate assumed. The estimate being wrong is a commercial problem, not a technical one.
Does this checklist work for staining rather than painting?
The conditions and prep sections transfer directly. The coating sequence does not, because stain penetrates rather than films and is far less forgiving of an overlap onto a dry edge.
Where does measuring belong?
